In today's market, buyers are comparing multiple homes before making a decision. A little time and effort before your listing goes live can mean the difference between a quick sale at asking price — and a home that sits. These are the areas I've seen make the biggest impact with buyers.

★ Weekend Quick Wins — Highest Impact, Lowest Effort

Mow the lawn, edge the garden beds, and add fresh mulch
Deep clean the kitchen and all bathrooms until they shine
Clear countertops, hallways, and the garage of all clutter

Lawn & landscaping An unmowed lawn signals neglect before a buyer even steps inside. Keep it cut, edged, and tidy at all times during your listing.
Hedges & shrubs Trim everything back to look intentional. Overgrown shrubs feel like a maintenance problem waiting to happen.
Garden beds Remove dead leaves and flowers, pull weeds, edge the borders, and top up with fresh mulch. It costs very little and looks like a significant upgrade.
Driveway Clear bikes, trash cans, and clutter. Treat any oil stains with automotive solvent and rinse clean. A clear driveway also gets the car out of sight — always a plus.
Garage Buyers want to see a functional garage, not a storage unit. Rent a storage pod for surplus items if needed — it's worth it. A car parked inside with the door closed reads as extra square footage.
Exterior paint & repairs Touch up peeling paint on the home, fence, or outbuildings before photos are taken. First impressions begin before buyers get out of the car.

Leaking taps & toilets Fix these now. They will be flagged in any inspection, and addressing them proactively saves negotiation headaches later.
HVAC & filters Clean or replace filters, and have the furnace and A/C serviced if they haven't been recently. Buyers in Southwest Florida put enormous weight on a well-maintained A/C system.
Door knobs & latches Loose hardware sends a subtle signal. Tighten everything — inside and out — so every door feels solid.
Windows Clean all glass until streak-free, replace cracked panes, and lubricate any sliding tracks so they glide smoothly.
Caulk tubs & basins Old or cracked caulk looks tired and raises moisture concerns. Re-caulk for a clean, fresh finish — it's a one-hour DIY fix.
Light bulbs Replace any burnt-out bulbs. Well-lit rooms photograph better and feel more welcoming, especially in bathrooms and smaller spaces.
Squeaky doors & floors A quick shot of oil handles most squeaky doors. Squeaky floors may need a professional — either way, don't leave them for a buyer to notice.

Kitchen Buyers spend more time inspecting kitchens than any other room. Clean the stove and oven inside and out, wipe down the fridge, clear the countertops, and make it feel spacious and bright.
Bathrooms Along with the kitchen, bathrooms make or break a showing. Scrub grout, polish fixtures, and replace worn towels or bath mats with fresh ones before showings.
Appliances Even if appliances aren't included in the sale, they should be spotless. Odors from a dirty oven or fridge leave a lasting impression — and not a good one.

Hallways & stairs Clutter in transit areas makes a home feel cramped and creates a safety concern. Keep them completely clear during your listing period.
Surplus furniture Less is more. Remove any furniture that crowds a room and put it in a storage unit — not the garage or basement, which need to look spacious too. If you don't plan to move it, consider a pre-sale garage sale.
Kitchen counters &
stovetop Never leave items piled on the stovetop. Buyers want to see counter space, not evidence that there isn't enough of it.
Boxes & containers Packing boxes visible anywhere in the home can make buyers feel rushed or uncertain. Store them off-site until moving day.

Porch & foyer This is the first thing buyers see when they step inside. Keep the porch swept clean, and if space allows, add a small table with fresh flowers in the foyer for a welcoming touch.
Doorbell Test it. A non-working doorbell is a minor thing that leaves a surprisingly poor impression.
Front door Repaint or varnish the front door if it looks faded or worn. This single detail has an outsized effect on how buyers feel before they even enter.
Door hardware & locks Hardware that looks worn or a key that sticks creates friction — literally and emotionally. Replace or repair so everything works effortlessly.
Window & door screens In Southwest Florida, screens matter. Repair any tears or bent frames so buyers can imagine breezy, open-door living.
